Senior Specialist, Real State

Job Description

The Senior Specialist, Real State is accountable for managing all real estate and workplace procurement activities within the regions, while ensuring alignment with the global strategies set by the Central Procurement team. This role requires close collaboration with key stakeholders and procurement leaders in the countries wherePandora operates to implement and drive initiatives effectively.

Key Responsibilities :

Lead the development, execution, and management of sourcing strategies within the Real Estate and Workplace category, ensuring alignment with overall business goals and objectives while nurturing strong relationships with business partners to support their needs.

Formulate and implement procurement strategies for the Real Estate and Workplace Services category, driving cost savings and maximizing procurement value.

Play an active role in supporting the global portfolio strategy, collaborating closely with regional and local Workplace & Q-Commerce teams, with an emphasis on lease event dates.

Work with business teams on property-related projects such as openings, closures, relocations, consolidations, and space optimization.

Assist local procurement teams in reviewing lease agreements, as well as negotiating new leases, terminations, and renewals.

Perform comprehensive analyses to identify opportunities for improvements and cost reductions within categories, including conducting market research and benchmarking against external data.

Analyze and assess CAPEX expenditure to identify areas for optimization and enhanced efficiency.

Execute regional category management strategies in alignment with global objectives, leveraging partnerships with cross-functional teams and best practices in the market.

Manage and coordinate tasks within the team, ensuring alignment with both the Global Category team and local procurement teams.

Oversee category management activities by developing a robust supplier base, building strong business relationships, and tracking supplier performance using key metrics and scorecards.

Oversee the contracting process, including administration, archiving, and post-execution activities.

Ensure adherence to Pandora procurement policies and procedures.

Key Requirements

At least 5 years’ experience as a real estate / construction procurement professional, or experience in real estate portfolio management, or real estate and construction project management

Track record of successful project management with excellent organisational skills, and the ability to handle multiple stakeholders and deadlines

Experienced in regional supplier management, contract management, strategic sourcing, and lease agreements and its clauses.

Strong analytical and problem solving skills

Working knowledge of SAP Ariba

Willingness and ability to adapt to a rapidly changing and high-growth environment.
